A new report from Ray White has revealed the top family-friendly suburbs across Australia.

Ray White senior data analyst Atom Go Tian (pictured above) said that while the concept of a family-friendly suburb is subjective, there are some universal factors that families typically consider.

“The ideal mix is different for every family,” Tian said, but common elements include safety, access to parks, schools, and family-oriented amenities.

Ray White’s report combined two key metrics to create a more objective ranking: the proportion of children under 14 years old and house price growth.

Perth leads the family suburb rankings

Perth dominated the rankings, claiming nine out of the top 10 spots.

Seville Grove emerged as the most family-friendly suburb, with 26.6% of its population under 14 and a 31.6% house price growth over the past year.

Despite this significant growth, Seville Grove remains relatively affordable with an average house price of $612,773.

“This reflects not only areas popular with families but also the strength of the Perth market right now,” Tian said.

Regional and national trends

The report found regional Northern Territory had the highest proportion of young people (22.3%), followed by regional Western Australia (19.5%). Hobart and regional Tasmania recorded the lowest proportions of children under 14, at 16.9% and 16.5% respectively.

Affordability outside Perth

The only non-Perth suburb to make the top 10 was Munno Para West–Angle Vale in Adelaide, with 25.7% of its population under 14 and a 27% increase in house prices.

This suburb also ranked as the most affordable on the list, highlighting its appeal to growing families seeking affordability without sacrificing growth potential, Ray White reported.
