“Every month, millions of potential buyers click on property listings online, revealing the suburbs that are most in-demand,” Dellow said.

Historically, prestigious areas like Toorak and Manly led in views, but recent data showed a new trend.

Adelaide’s rise in popularity

April marked a notable shift with Adelaide suburbs dominating the list of top 10 most viewed per listing on realestate.com.au.

“In recent years, Adelaide has emerged as a favoured destination among property seekers,” Dellow said, attributing the city’s popularity to its relative affordability and desirable living conditions compared to larger cities like Sydney and Melbourne.

Top suburbs catching buyers’ eyes

The PropTrack data showed that Torrens Park led as the suburb with the highest views per listing, followed closely by Bridgewater and Hawthorn, showcasing Adelaide’s appeal. Despite being one of the pricier areas in Adelaide with a median house price of $1.35 million, Torrens Park remains more affordable than comparable suburbs in other major cities.

Diverse choices across Australia

While Adelaide suburbs dominated the top views, Sydney and Melbourne still held spots in the top 10. Springfield, a suburb of Sydney, and Middle Park in Melbourne highlighted the ongoing demand for more affordable options in these major cities.

“The remaining two suburbs in the top 10 list for buyers are in Sydney and Melbourne,” Dellow said.

Scarcity and affordability driving views

According to the PropTrack analyst, the high number of views per listing in these popular suburbs is also influenced by the scarcity of available properties.

Homeowners in these sought-after areas often retain their properties for extended periods, reducing the number of listings available and enhancing interest in available homes.

This scarcity, coupled with shifting affordability concerns, continues to reshape where Australians choose to buy.
