Australia's most exclusive property pockets revealed

Australia’s most luxurious properties are often concentrated in small, exclusive neighborhoods that offer unmatched beauty and prestige.

According to PropTrack’s Karen Dellow (pictured above), these “pockets” – made up of a few streets and residents – stand out for their prime location, scenic views, and unbeatable lifestyle.

While Sydney dominates the list with its waterside locales, every capital city and regional area has its own prestigious pockets, offering a mix of exclusivity and natural beauty, albeit at a more accessible price point compared to Sydney.

Sydney leads with waterside luxury

Sydney’s eastern suburbs feature some of the most coveted addresses in the country.

  • Vaucluse: The standout pocket around Vaucluse Road commands a median house price of $15.6 million. Its unmatched harbor views, serene coastal atmosphere, and proximity to secluded beaches like Milk Beach and Hermit Beach make it one of Australia’s most desirable spots.

Regional NSW: Byron Bay’s beachside bliss

Byron Bay’s pocket near Wategos Beach and the iconic lighthouse embodies coastal luxury with a median price of $5.3m. Known for its laid-back vibe, panoramic views, and vibrant community, it’s a hotspot for both permanent residents and holiday homeowners.

Melbourne’s historical grandeur in Toorak

Toorak’s exclusive streets near Kooyong Road and Glenferrie Road boast a median house price of $12.7m. Combining heritage elegance with modern sophistication, this pocket offers privacy and proximity to Melbourne’s upscale shops and dining options.

Regional Victoria: Surfing paradise in Bells Beach

Bells Beach, particularly near Winki Pop, is famed for its surfing culture and natural beauty. With a median house price of $2.7m, this scenic pocket appeals to those seeking a relaxed lifestyle amid breathtaking coastal views.

Brisbane’s Green Haven: New Farm

Brisbane’s pocket around Elystan Road and New Farm Park features a median price of $4.2m. Known for its heritage homes, leafy streets, and Brisbane River views, it blends urban living with outdoor charm.

Noosa Heads tops Regional Queensland

Noosa’s luxurious pocket, including Noosa Shore Resort, has a median price of $7.1m. Pristine beaches, modern amenities, and scenic surroundings make this area a magnet for affluent buyers.

Prestigious suburbs across other regions

  • Adelaide: Medindie’s pocket near Hawkers Road offers a $3.5m median price, known for heritage homes and tranquil streets close to the CBD.
  • Perth: Mosman Park’s riverside pocket along Green Place Reserve shines with a $7.1m median price and stunning Swan River views.
  • Hobart: Sandy Bay’s pocket near Nutgrove Beach combines coastal beauty and sailing activities at a $2m median price.
  • Canberra: Red Hill, near Red Hill Nature Reserve, provides a $6.5m median price, known for panoramic views and lush green spaces.

Holding value in elite pockets

What sets these pockets apart isn’t just their exclusivity but their resilience, Dellow said.

Homes in these areas tend to hold their value even during downturns, with residents staying for years – far longer than the national average. This scarcity and demand make these properties highly sought after but difficult to acquire.

Australia’s elite neighborhoods showcase not only luxury but also the beauty and uniqueness that make these pockets stand out as the nation’s most desirable addresses, PropTrack reported.
